After Corus

Time to move the comments on to a new topic as we are maxing out the capabilities of WordPress and things are changing.  For those of you who are just stumbling on to this site, the Welcome Buyers thread is chock full of useful information.  But it’s time to move on and talk about life after L3, 255 North, Montage and MMC.

Let’s hear about your communications with the new ownership.  Any good offers in the pipeline?  How are the Cancellations going to be handled?  Actual owners. what are you hearing and is it different from the press releases?

Montagebuyer has always been about the sharing of information.  There is no vendetta against the project at all.  In fact, I think it is stellar (at a certain price) and important for the continued redevelopment of downtown Reno.

So let’s get on with the chatter about Life After Corus!

Amendment to Revised CCRs

MMC recorded an Amendment to the Revised CCRs today.  Some of it looks like legal and title housekeeping, officially bringing the 22nd floor into the project.  The surprise is that Phase 4 is specifically listed as Annexable Property and NOT brought into the project at this time (floors 1-3, 4-6 along Second Street, and the penthouses on floors 23-24).  If you really want to follow this through, here are the other documents you will need:

Phase 2 Subdivision Map

Phase 3 Subdivision Map

Phase 4 Subdivision Map

The building section on Phase 4 will give you the best view of the phasing, and Phase 4 is what is the new Exhibit B Annexable Property.  What do you think is going on?

Contacting Other Buyers

It really seems that a lot can be gained if you could actually contact the other Montage Buyers instead of just using this blog format.  As part of the WordPress format,  I see your incoming email address, and could share that information if both parties agree.  So if you want a hook-up, email me at eabo56@charter.net and tell me who you would like to be in contact with.   I will contact them and get an approval or rejection to release their contact information.  Just promise to post your shared intelligence back here.

CC&R’s

Anyone know how to merge and compare the Original CC&R’s and the Revised CC&R’s?   I think Article VII is pretty interesting.  Any major and substantive changes between the CCR’s you signed up for and the CCR’s you will have to live with when you close bear close scrutiny.

Welcome, Buyers

This blog is a place to rant, rave, and share intelligence about the Montage Reno.  Maybe even a place to form a negotiating bloc to deal with Corus.  By sharing the information we each have individually, perhaps we can each attain a better result in our transactions.  There have already been some spirited discussions about the Montage situation at RenoRealtyBlog and DowntownMakeover.

So what have you heard?  Any news on the proposed revised pricing?  Is anyone closing?  Are appraisals coming in at your original contract price?  Will you stay or will you go?
